Larnaca Villa 1397 is a modern and spacious 4 bedroom detached property with large private pool and garden located in a quiet area of Kiti about 5 minutes' drive from the beach and walking distance to all amenities and the centre of Kiti Village.
The ground floor is a large modern kitchen with all modern appliances, breakfast bar and a separate utility-kitchenete room, dining area, two living rooms with comfortable sofas, large flat screen TV and a guest toilet. On the same floor there is the first double bedroom with en-suite shower room. On the top floor the villa features two spacious bedrooms all equipped with comfortable double beds a family bathroom, a laundry room and large master bedroom with a double bed and en-suite bathroom.
The outside area offers a large private pool and a fully furnished patio with sunbeds, dining table with chairs and a state of the art BBQ.
Larnaca Villa 1397 has been decorated with care and taste from the owner with many small details to make this beautiful villa feel like a home away from home. All furniture and fittings or of the highest quality.
The villa is fully equipped, fully air-conditioned and offers free high speed Wi-Fi and satellite TV with English and Russian channels and many sports channels.
Larnaca Villa 1397 is located in a quiet, newbuilt area of Kiti Village about 5-min drive from the Kiti beach and 8 min from Larnaca Arport. Mackenzie Beach is about 10min drive and Larnaca city centre are about 15 minutes'drive. With Ayia Napa and Nicosia about 40 minutes and Limassol about 30 minutes drvive make this a very conveninet location to enjoy the region of Larnaca but also to explore the rest of the island.
The Kit-Faros-Pervolia promenarde offers a long strech of beach starting from the west site of Larnaca Airport. Along this beach you can find many organised beaches with all the facilities, watersports restaurants, cafes and much more.

Bruno January 2020The house is really lovely and spacious. We loved the garden and the pool. The downstairs is open and airy and very enjoyable. All the bedrooms are spacious and with lots of light. The area is well served with shops and restaurants within walking distance, lovey Kiti main square and faros beach only a short drive away. Cleanliness could have been a bit more careful before we moved in. Some areas of the Kitchen were not very clean and the flooring had some hair, dust and lots of dead insects in some areas. The dishwasher needs replacing whilst not broken is not usable as it leaves the hardware not clean and greasy even after we tried all different washing modes.
